Buying your first home in Scotland is an exciting milestone, but it can also feel overwhelming. From understanding how offers work to budgeting for costs, the Scottish property buying process differs from elsewhere in the UK. This guide highlights some of the key points first-time buyers should consider before making an offer.  

Understanding the Scottish Property System 

Scotland has its own legal process for buying property, and transactions can move quickly once an offer is accepted. 

  • Home Report and Property Questionnaire: Provided by the seller, these documents contain a survey, property valuation and energy report.
  • Offers Over: Many properties are marketed at an "offers over" price, meaning the final sale price may be higher, or in some cases lower, than the advertised amount.
  • Missives: A formal exchange of letters between solicitors that becomes legally binding once concluded.  

Budgeting for Your First Home 

Alongside your deposit, it is important to budget for several additional costs associated with purchasing a property: 

  • Deposit (typically 5-10% of the purchase price).
  • Land and Buildings Transaction Tax (LBTT), although first-time buyer relief may be available on qualifying purchases up to £175,000.
  • Conveyancing fees and outlays.
  • Buildings and contents insurance. 

Being aware of these costs from the outset can help you plan your finances more effectively and avoid unexpected expenses.  

Mortgages and Finance 

Before you begin viewing properties, it is advisable to obtain a Mortgage Agreement in Principle (AIP). This demonstrates to sellers that you are a serious buyer and provides a clear indication of your budget. Lenders will typically assess: 

  • Your income and employment status.
  • Monthly expenditure and existing commitments.
  • Credit history.
  • Deposit amount. 

While a larger deposit may help secure more favourable mortgage rates, new products entering the market may provide greater flexibility for first-time buyers.  

The Buying Process in Scotland 

A typical Scottish property purchase follows these key stages: 

  • Instruct a solicitor – ideally at an early stage, as your solicitor can note interest and will submit offers on your behalf.
  • View properties and review Home Reports.
  • Note Interest – informing the seller that you may wish to submit an offer.
  • Submit an Offer – either verbally through negotiations or formally in writing via your solicitor.
  • Negotiate and Conclude Missives – creating a legally binding contract.
  • Settlement and Entry Date – funds are transferred and ownership is completed, with the keys handed over.  
Lloyds' £5,000 Deposit Mortgage 

Lloyds Banking Group has introduced a mortgage product that may allow eligible first-time buyers to purchase a property with a minimum deposit of £5,000. This may be particularly attractive for those with stable incomes but limited savings. 

As with all high loan-to-value mortgages, affordability assessments still apply and both monthly repayments and interest rates may be higher than products requiring larger deposits.  

The Scottish First Home Fund 

The Scottish Government's First Home Fund reopened at the end of June. The scheme is designed to help first-time buyers by contributing up to £10,000 towards the cost of a property worth up to £300,000 in exchange for an equity stake in the property. 

This can reduce the amount buyers need to borrow and may be used alongside a traditional mortgage and deposit. When the property is sold, the Government receives the same percentage share of the sale proceeds as its original contribution. Funding is limited and eligibility criteria apply, so seeking advice at an early stage is recommended.
